Wholesaling is too easy!

I just got done reading the book titled "The Secret" by Rhonda Byrne. It has changed my life, mind, and made me realize why and how all the events in my life have happened.

I am going out today driving for dollars. I WILL get at least 10 numbers to call by the time I get back home.

All I need to know from you guys is where is a good place to get just a basic sale and purchase contract. I already know the clauses I need to use I just need the actual documents. Also, I need a assignment contract. Lastly does a memorandum of contract need to be approved by the county clerk? Can't remember where I heard it but just want that cleared up.

@Jesse Patterson - I don't mean to discourage you, but in today's market, wholesaling is anything but easy.  In a buyer's market, wholesaling is "easier".  Right now, inventory is low, which drives prices up.  The banks have already foreclosed the bulk of the defaulted loans.  Rehabbers have already rehabbed/built a high percentage of homes. Landlords have been gobbling up property like crazy. In the next few years I think we will be able to start buying back the houses we rehabbed in 2008/2009, but we won't have the equity levels we were spoiled by this past decade. Can a wholesaler still make it? Yes.  But most drop out because it takes so many nos to finally get a yes and takes way more time and money than the wholesaling gurus preach so you will buy their courses.  My suggestion is to shop for private money at the same time as you start wholesaling.  If you can find a funding source, use it to buy and hold or flip.  Both are much easier strategies to get started in in today's market.
