Take your car profits and invest in cash flow RE... or buy a RE business and have people work for you.

ONe of my car dealer buddies he owns probably 20 million worth of commercial RE.. he got that from making money in the car business.    WE live at the same country club and fish together..

 Well, I honestly have to agree with you. Buying, repairing, and selling cars comes very easy to me and my partner. We are trying to save up to have enough to build a small gravel car lot and enough money to keep the cash flow going. It's funny how some things work out. I came here seeking advice on real estate getting frustrated thinking about everything that must be done. But when I'm dealing with vehicles I enjoy every second of it. I'm sure he is a very busy guy but do you think there is ANY way that I could speak with him. I would just like a few pointers from someone who has the success that I'm going after.

I completely understand Jeff. I know that what they are saying is their honest advice and I respect that. But the fact of the matter is I want to try wholesaling and so I want advice that will help me on my journey rather than people saying it's hard. And I have money to invest into marketing. I am aware that marketing is the most important aspect of any business. If you have no customers you have no business I understand that. Right now I'm looking at signs and direct mail just to get some kind of marketing going. But that's why I'm here to figure out what some good methods of marketing are, etc. 

I'm currently flipping vehicles so I have plenty of extra cash for marketing. What are some recommended wholesaling marketing methods?

Just because something has a low success rate doesn't mean I can't be successful. You guys are really laying into me as if I think it's a breeze. I know there is work involved and I am willing to do that work.

I understand that wholesaling isn't easy and has a high failure rate. This is what I want to pursue in at this current time. I am on this website to seek advice, not have everyone tell me it's close to impossible. How will I ever become a successful wholesaler if I never try?

I've been thinking a lot about how to get my real estate business off the ground and I came up with an idea I think is really great. I was reading some quotes from legendary wise men and came across the saying that goes "two heads are better than one". Indicating that everyone profits from knowledge of other peoples ideas. So here's my idea, I know marketing will be different everywhere based on several different factors. But lets come together and figure out a sound plan for different areas.

Just state what you think is or COULD be the best possible ways of marketing for larger and smaller citys. I'm very curious to see what your answers will be.

Even if you have no proven method I would love to hear any and all of them.

Smaller Population

Residential - Bandits signs (If permitted), Direct Mail.

Commercial - Direct Mail, Driving for Dollars.

Larger Population

Residential - Direct Mail, Newspaper Ads, Office Building.

Commercial - Direct Mail, Direct Call.

Thank you everyone for you helpful information. I know it isn't as easy as baking a cake but I'm just sticking with a positive attitude as I know it will be much more powerful than a negative attitude. I am interested in buy and holds, flips, and land lording as well but I need to venture through wholesaling to generate some capital to be able to do all of those things.

I've been doing some research and from what I found bandit signs are completely okay in my area. I contacted an officer just to get a broad idea if this was okay and he checked for me. He said he couldn't find any reason why it wouldn't be okay as long as I didn't go crazy with them and or block stop signs etc. However, I will check with a lawyer or someone else just to be completely sure.

Either way my plan for leads are 15-20 signs per nearby cities, and looking into direct mail. If anyone has had experience with direct mail I would love to hear from you.

What do you guys think? Is this a sound plan to get started advertising?

I just got done reading the book titled "The Secret" by Rhonda Byrne. It has changed my life, mind, and made me realize why and how all the events in my life have happened.

I am going out today driving for dollars. I WILL get at least 10 numbers to call by the time I get back home.

All I need to know from you guys is where is a good place to get just a basic sale and purchase contract. I already know the clauses I need to use I just need the actual documents. Also, I need a assignment contract. Lastly does a memorandum of contract need to be approved by the county clerk? Can't remember where I heard it but just want that cleared up.

I'm not exactly sure. Would it be a good idea to reach out to some successful investors/wholesalers in my area? Most of the information I find is through google searches or youtube etc. The reason being I just feel like no one in my area would be willing to help me as I can provide them nothing in return.

Hello everyone my name is Jesse Patterson and I am currently 22 years old. I live in the small town of King, NC. I've been pursuing in self employment ever since I was 17 years old. Though unsuccessful I still haven't given up and will never give up. Wholesaling really caught my attention this past week or so as I realized the potential earnings. But after countless guides and threads I still haven't found one to meet my specific questions. That's why I'm glad I found this community where everyone shares knowledge to benefit each other. Unfortunately I have little to no idea what it is I'm doing. My main concern is legal issues. If it weren't for legal issues I would be out there everyday striving to find my first deal to close. There are a few other small things that I would like to know as well. I will list my questions below to try and be as clear as possible.

1. How do I find out if wholesaling is legal in North Carolina? I've read some real estate laws but the way they word them makes it almost impossible to be completely precise.

2. I've heard of cases where people have been charged for not having a broker license? I do not currently have a realtor or broker license.

3. Am I able to show the buyer the house? If not how in the world am I going to sell someone a house that they have never seen before?

4. How do double closings/seller side only hubs work? I heard that a seller side only hub would make it to where to the seller can't see anything but what pertains to them. Such as they wont see the profit I am making (I don't want to scare them away). I also heard double closing work the same way but have twice the expenses.

5. If I set the closing date to be two months later and I don't close, will I be fined each day until I close (something I heard on the web), or will the contract just no longer be valid?

I am sorry that I am asking so many questions and can't benefit anyone else with some information. I'm just very eager to get started and want make sure I'm not going to be breaking any laws. Thank you all for your responses in advance. Have a great day!
