8 Tips for Having a Local Real Estate Meetup

8 Tips for Having a Local Real Estate Meetup

The world is changing... here at BP, that is. Several weeks ago I posted an article about Why YOU Should Organize a Local BiggerPockets Real Estate Meetup and it was a big success- meetups are beginning to spring up all around the country.

Last time it was about the "why." Today, I want to share 8 tips on the "how."

1.)Meetups begin before the meetup. In other words - meetups are largely birthed by the networking that already is taking place in the BiggerPockets Forums. So start networking.

2.) Keyword Alerts - Make sure you have Keyword Alerts set up for your local city and state names. This way, when a new person from your local area joins the site, and introduces themselves or talk about something local - you can jump into the conversation, make a new friend, and start building a relationship.

3.) Reach Out to Local BP Influencers - There are some members here on BP who have been extremely active for a long time, and have a lot of colleagues and friends on the site. If there is a "BP Influencer" in your area - reach out to them and ask them to help organize the local meetup.

4.) Don't Charge - BP Meetups are not an investment club with some for-profit agenda. BP is about peers getting together, over drinks/food, to chat about real estate, network, and grow. It's fine to have an agenda or training, but NO UPSELLING. You know better. ;)

5.) Plan Ahead - Be sure to have a plan for where you will meet and how you'll do it. Be sure to have a space that is available (maybe reserve a room?) and can hold enough people. I've had a meetups in a bar, a pizza place, a shared workspace, and a BP member's rehab project. They were all awesome.

6.) Announce Early - When announcing the meetup, be sure to give people enough time to plan, but not so much that they forget. Three or Four weeks is probably ideal.

7.) Be Specific - In your Forum announcement (Please put it in the Events and Happenings Forum) be sure to be specific on the time, date, and location. Also - use a number of local city names in your post, so those with Keyword Alerts will be notified.

8.) Be Helpful - At the meetup - be helpful! Share contacts, stories, strategies, pitfalls, and education. Sure, these people might be your competition, but there is always enough to go around, and you'll gain far more by sharing and being open.

Do you have any other ideas to add? Please leave a comment below if you have any questions or comments or concerns!

I like this list alot. I've found the Denver meetups go best with especially #6, so someone just came up with a calendar for ALL of 2013 which was awesome. The space we meet in is big enough, and its awesome (shared workspace BAR).

My growing pains with it is structure. Most guys are new and honestly dont know exactly what they want in a meetup. Your blog post and this post are helping me try and keep it interesting @Brandon Turner , so thanks for that!

What a great idea to have a meetup at a rehab project! I mean, even if you're not a flipper, you could probably still learn a ton of information you could use in the future.

I was checking each tip off as I was reading them. The Boston BP networking event will start in Sept. I just need to check out the venues next week and I'll post the details.

Guys - Remember, we want these events to be about you and the local investors in your area working together to benefit one another. While topics like using BP are great (hopefully all in attendance will with your help, join us and engage here), be sure to focus more on your local issues -- if you can do that, you're going to put together a successful group.

We're excited that so many people want to put together local groups -- especially when there are already groups in areas that they are coming together. That tells us that you just aren't satisfied with the status quo that has become the norm in the REI world -- you're over the selling and pitching, and want to collaborate in order to succeed. That's the BP way of doing it!

Get out there, network with your local investors, and when you're not hanging out in person, use this site to stay in touch and interact! We're here to help.

I've had great experiences so far with the group started last fall. We'll be meeting for the 9th time at the end of the month. One thing that helped make the organization easy was switching to meetup.com for the invites, tracking, announcing, ect. Then I just post the link on BP. There is a fee for our meetings, but all the proceeds go to the restaurant for the room and food. I arranged to have the restaurant charge us a flat rate per person including tip, so attendees could plan accordingly.

This is great. I will be hosting our first Orlando meetup in two weeks. I'm feeling very nervous but excited at the same time because I'm a newbie with absolutely no experience but I know I'll meet people in the industry from all levels. I'm learning everything through Bigger Pockets. I'm being challenged by the thought of, "how can I keep this meeting smooth and entertaining?" Some of these tips are helpful but it'd be more if there were more specified details or examples of who people organized their timeline of the meeting. Not to say, this post is not completely a waste though because it's definitely not a waste.

I just have to get creative with questions and presentation.
Thanks so much for this post and all the extra tips people offered in the comments. =)

    Wish me luck.

@Brandon Turner, thanks so much for the list.  I will be hosting a small meetup here in Iwakuni, Japan with some like minded people.  We have had small "side" conversations and have decided to schedule a "meet up" to kinda formalize our discussion.  Your suggestions are a great starting point.  I am looking forward to sharing and growing.  It's great because the people here are military connected, as I am, so we have that in common as well.  I have some information to share from Active Duty Passive Income that was shared on one of your podcasts.

    Thanks again for sharing.

Any advice or tips on topics for a meetup? I've always wanted to attend local RE meetups but couldn't as an out of state investor. Now may be my chance Whoop!!! Thinking of starting a digital real estate meetup for investors in Philadelphia where I invest. Wanting to keep it fun, education, add value, and have it be not boring :)

Hi @Alex Capozzolo starting a meetup can be alot of fun. We do 3 monthly meetups in MA each of them are formatted a little differently depending on the venue. We do one at a brewery that is just networking. Grab a pint and talk real estate in small groups. The other we do catered food, cash bar, and have 1 guest speaker come to talk to the group. We focus on speakers that could make good "team members' for investors, meaning lenders, attorneys, HML, Property Managers, etc... Our most successful meetup is a bit more formal and runs for about 2 hours. It starts with 30 minutes of networking, then we have community member talk to the group about something that they're doing or have done (8 evictions in 1st year, dealing with Section 8 Tenants, or recent project highlights), then we have a guest speaker talk to the group. They normally give a 10 minute presentation about what they do and how it relates to what investors are doing and then 20-30 minutes of Q&A where the group drives the conversation and gets answers to questions in a open and friendly setting.

With Covid going on we obviously cancelled all of our meetups and moved them to be online weekly meetings. I'll post a link to our next one on Thursday which you're more than welcome to attend. We have changed the format of this where I share market stats and talk about whats going on in the market for the first 30 minutes and then we have a guest speaker come on to do Q&A. 2 weeks ago we had an attorney and lender on to talk about what they're seeing due to COVID, last week we had a PM on to talk about what they saw with collecting April rents and managing properties through all of this, and this week we're trying to get an investor to come on and talk about their story and how they're dealing with everything going on.

All in all - in my limited experience there is no one size fit all way to run a meetup. You need to do what feel right to you and play to your strengths and use the space at the venue in a way for it to make sense. I'm a okay speaker and I like to answers peoples questions. I had a ton of questions when i was starting out and it took alot of research to find the answers I was looking for. My meetups our setup in a way so people can ask their questions to the right professionals and get local relevant answers to their questions.

I hope this helps, here is the link to our next meetup. I hope you're able to join.

@Jonathan Bombaci thanks for the detailed response! That makes sense to run different types of meetups with different speakers. I like that style! Bring in an expert and have them value-dump in 10 minutes so attendees can get a lot out of it but not get bored.

Is it tough finding people to be the speaker for each meeting, or are folks pretty receptive to it since it's good networking for them too?

And for meetings where there is 30 min of networking at the beginning, how do you plan to facilitate that for virtual meetups on Zoom?

I'd love to join this Thursday but I actually just made my first meetup and we're scheduled for the same time! Turns out Meetup.com is offering their monthly subscription at 50% right now! Sweet. Going to give it a shot to see what happens. I really appreciate the invitation!

@Alex Capozzolo congrats on getting it on the calendar that’s half the battle. It wasn’t too hard to get a good group of people to come in and speak since your right with it being good networking and a chance for them to drum up some new business. The first couple are tough so I’d start with the lenders (residential, commercial, hard money) since they’re the easiest to bring in them expand as the network grows. I have a list of people who have asked to guest speak that I can call on if I find myself short and that list grows each month.

I haven’t figured out the networking for the virtual meetup yet... we did introductions on a volunteer basis last time and that worked pretty well but if you figure something good out let me know.

@Jonathan Bombaci Thanks for the tip on lenders as potential speakers! Time to experiment and see what will happen :)

Right, I was thinking the same thing for virtual intro's - have everyone go around who wants to and do a quick intro in the beginning and that way people can network after the virtual meeting if they want to.

@Alex Capozzolo I highly recommend attending a variety of meetups once the pandemic dies down. There are a variety of structures and formats out there. Some have speakers. Some have structured time for elevator pitches. Some, like mine, have no format at all. By attending a variety, you'll figure out which format you like best.

    @Alex Capozzolo

I would love to be included in your meetup for the Philly area.  Also, I have some connections in the area with attorneys, insurance professionals and other people who work in the industry that could come on board as speakers. I was actually thinking of doing something like this for the area, as I wasn't seeing anything I was interested in, so I'd love to help out in some way.
