What would the value of a Cell tower be?

I have a client who has a piece of property that has a 99 year triple net lease and generates currently $20K a year. Amount of income can go up based upon more cell carriers using the cell tower. Still, this is his base net income. All other expenses are paid for by 100% tenant including property taxes. Any thoughts on how much it could be worth?

    Use cap rate instead of ROI. In other words, ignore financing. Plus, not likely a lender will lend against an "income stream" assuming the underlying property value is much lower. The cell tower operator could BK tomorrow.
