Maintenance Budget Amount SFH

What do you budget for maintenance dollar wise? I'm not talking about CapEx, but minor repairs (wear and tear, light bulbs, door not shutting, etc).

I've been doing $1,000/yr but that may be really high for B-class SFH. Would $600/yr be more realistic?

Howdy @William S.

There is no way I would use a specific dollar amount to analysis every property.  Properties are all different.  Size, age, condition, Class, and  types of tenants all contribute to the amount of anticipated repairs you could have.  Therefore, your analysis metric should be just as variable.  That is why I along with many others will use a percentage.  

As @Kevin Hunter and @Zachary C. have stated, once the property is purchased you can adjust the amount each year depending on actual expenses.  I also maintain a reserve limit for each property.  I try to build up to and maintain 6 months for all expenses (6 months rent).

10% Repairs is not unreasonable.  Just a starting point.
