Text Message Marketing

Hi all, our team has been giving text messaging a go and its been a mixed experience so far. What we like is the decent blend of efficiency and scale relative to cost (compared to direct mail for example). With that said it seems to be an extremely low converting practice with a lot of nuance at each conversion stage. We've gotten decent leads but struggled to convert. I was curious if anyone wished to share/discuss what has helped drive better text results in your experience. 

Is it good data (if so any recommendations)?

Are there unique scripts?

Workflows? (Best ways to convert from text to appt to offer)?

It doesn't matter if you are TCPA compliant, no one really wants cold texts or cold calls so the success comes in how much you scrub your lists and whether your texts are friendly or salesly. Anyone who texts me without permission gets blasted, especially more so when the message is dumb. If you are using systems to send the same text to everyone on a list, that's not marketing. It's just throwing darts in my opinion. I would tailor subgroups and develop better texts depending on if its preforeclosure, probate, divorce, etc.
