Quote from @Charlie MacPherson:

@Matt Hummel You might want to rethink text-blasting as it's almost always illegal.  https://www.fcc.gov/sites/defa...

Not only that, but there are lots of lawyers looking to sue people for spam texting and the fines run from $500 to $1500 PER TEXT.

In my business, we're doing a lot with direct mail, looking for business owners who want to sell their companies.  We are currently mailing 2,000 postcards per week and are getting calls back.  It's a very tiny percentage, but commissions in our market sector are so large that even 1 or two deals far more than pays the cost of the mailing.

The other advantage of postcards is that while almost all are tossed in the trash, those that aren't have longevity.  In fact, I recently listed a $400,000 company from a postcard mailing that the seller tells me sat in his desk drawer for 5 months before he called!

Good luck!

Thank you for this! We are TCPA compliant but the risks and potential headaches remain undeniable. I have definitely have also experienced what you describe as a 'long term conversion'.

Thank you! Yeah we have definitely had better lead conversion on Mail. Less leads but higher deal conversion. We have noticed that we get fewer mail leads but they are higher quality. I think that while both forms are outbound solicitations, the fact that people are more used to getting solicitations in the mail drives better conversion when it comes through.

Personally, I fully accept that text is among the lowest converting mediums but I also know that there are things we are missing that could drive conversions. Thank you for your feedback and insight! I will continue to weigh between text and direct mail.

We have tried subgroups like retirees and smaller investors (1-3 properties long term holds) but have felt that texts might be distasteful/unprofessional in a divorce or probate context. Is that not your experience?

Our campaigns are TCPA compliant. Thank you for the refresher though!

Hi all, our team has been giving text messaging a go and its been a mixed experience so far. What we like is the decent blend of efficiency and scale relative to cost (compared to direct mail for example). With that said it seems to be an extremely low converting practice with a lot of nuance at each conversion stage. We've gotten decent leads but struggled to convert. I was curious if anyone wished to share/discuss what has helped drive better text results in your experience.

Is it good data (if so any recommendations)?

Are there unique scripts?

Workflows? (Best ways to convert from text to appt to offer)?

Appreciate any insights and conversations that may come of this! Happy deal hunting!
