I personally think they are too expensive, and they are more of an "obit" list. When I talked to them, they didn't have the executor's information.

You need 4 pieces of information to work in this niche; the name and the address of the deceased and the executor or PR.

I would call your local probate court and ask where you can find a list.They are published in the newspaper here. Other areas have an online resource in their county. In some areas, you have to go to the courthouse and pull them. Is it work? You bet. Is it worth it? Absolutely.

Just like any other niche, you have to mail monthly until one of 3 things happens:

You buy the house, someone else buys the house or the come off list. They may come off your list because they ask to be taken off or you may have determined that there is no deal. That's it.
