considering cold calling

 Hi guys I want to start cold calling but not sure where to pull the list from any suggestions?

If you're new to cold calling or haven't pulled and/or created that many lists before, I would highly recommend finding vacant properties.

There won't be as many leads, but they will be much better leads in general and will be much more manageable to work as far as calling is concerned.  Truly distressed owners can be hard to reach so you have to be methodical and have a process to facilitate that.

I really like tax delinquent properties, but from what I've seen from some counties in New York, they don't provide those lists in very useable formats.  The ones I've seen you can't get the property address and owner name in the same place.  You only get an account number or address with no name.  You have to search another website to add the missing info.  BUT, I've only looked at several counties so I would double check that.   Also, I was able to get the delinquent tax lists directly from the county.

If your looking for other lists you can go to melissadata, list source, or myleaddog and get all kinds of lists.  You could also try rebogateway and create your own lists, but you have to subscribe per county and the type of information you can get can vary from county to county.
