Hi guys, I am negotiating with a motivated seller that was denied a mortgage modification. How do I go about negotiating the non performing loan with the bank? Any insight would be greatly appreciated. Thanks!

@Shawn Ackerman Im new to this game haven't done a deal yet, just been watching from the sidelines for the past few weeks. Ive been listening to podcasts and reading books, trying to soak up as much knowledge as possible. I just learned like two days ago that in NY you would need an RE attorney to assign contracts,double close deals etc, Im not sure if thats why people use the LLC flipping approach. I thought that was only to wholesale REO properties. IM actually considering marketing in the suburbs like in Long Island,NJ,CT. IM looking to find leads that are more affordable that way i can actually take some on my self.

@ Shawn Ackerman I live in Brooklyn NY i call every bandit sign that i see just to see what they say when you call. They never answer or return my calls . I wonder are they not taking care of business or is this how  wholesalers work? I feel that just by answering calls live I would have a slight advantage over many wholesalers. what do you guys think?

Hi guys

I am new to Bigger Pockets, have been doing some research on real estate investing, and I am ready to get into it. I am in New York City and I have been thinking about which strategy to approach investing. After listening to the podcast and hearing people's story about owning units and cashflow, I feel like this is the strategy I would like to go.

I had dinner with a friend who is a broker and he was so determined to change my point of view. He believes in buying homes and flipping fast. My point of view is one that's more long term and I am leaning more towards developing a portfolio of several multi-family homes.

What do you guys think about my strategy in an expensive market like NYC? Any advice?
