Hiring Property Manager, Liability concerns

I am thinking of hiring a property manager company again. But all the contracts I have seem to make them free of liability for any mistakes of their handymen, managers, ect. This is of concern for me because I have seen enormous problems caused by a careless repairman. What is the standard of this in the industry?

You can agree to anything in a contract, but that doesn't mean a court will uphold it. If someone is negligent, they can be held liable. 

However, if your PM hires a welder and the welder starts a fire, the welder would be liable. The PM would only be liable if they are somehow negligent, like hiring an 18-year-old kid to borrow his dad's welder and do work.

I think you're worrying about something that doesn't exist. Don't hold your PM liable for things beyond their control; hold them liable for things within their control.
