No Communication from Prop Manager

I am working with a property manager in Texas to manage 2 locations. I do not live in the same city where the properties are. How should I handle their lack of response to emails, texts, or calls? In the beginning, I said just I only want to be notified of major issues but I have not had consistent payouts in both dollar amount and timing month over month and no explanation. We did sign an agreement to manage for a year but should I just ask to terminate our agreement? Seek legal help? Send a certified letter? I still need to know why my payments are wrong...etc. I wouldn't say they are stealing just not managing it correctly.

    Most property managers will send you monthly statements so even if they don't tell you about minor repairs, you should be able to see it on the statement.

    I had one property manager like this and found another to replace them.  If they seem incompetent, it is worth the cancellation fees to move to a better manager.
