I am working with a property manager in Texas to manage 2 locations. I do not live in the same city where the properties are. How should I handle their lack of response to emails, texts, or calls? In the beginning, I said just I only want to be notified of major issues but I have not had consistent payouts in both dollar amount and timing month over month and no explanation. We did sign an agreement to manage for a year but should I just ask to terminate our agreement? Seek legal help? Send a certified letter? I still need to know why my payments are wrong...etc. I wouldn't say they are stealing just not managing it correctly.

Its a guide. Always meant to be. But is still effective was the core inquiry.

Brandon talks about the 1%, 50% 70% rules in his past books but also refers to them more as guides. I am using it today but want to gather opinions along the way supported by todays experiences.

Hello, I searched the forums prior to posting. Is the 1% rule (or guide) still an effective means to ensure positive cash flow? I am still finding these opportunities but what I am seeing is when other investors want to sell their asking price won't match up to the 1%...or even get close.
