Lease renewal with changes

My first property lease ends Dec 31 and will change to a month to month lease. I am increasing rent and changing lease terms. I recently went in the home for some repairs to find lots of damage and filthy living conditions. I plan on sending a notice for lease violations for safety and fire hazards due to uncleanliness. Also a pet has damaged door frames and window blinds. Tentants have also been showering with a curtain 6 inches too short and letting the water puddle on the floor. This is a pier home and now the floor is weak. There are missing globes on all lights, missing knobs on cabinets, cabinets don’t close and are sagging. Help! I have read so many things on Louisiana landlord laws but nothing is very clear. I’m going to give them a chance to clean up or I will send a notice to vacate. Anyone have any advice?

Terminate their lease and get them out as quickly as the law allows.

I can give you all the reasons and arguments, but you probably already know in your gut that this is a bad, bad idea.

In case you missed it, I recommend you terminate as quickly as the law allows.
