Upcoming Tenant Turnover
Having my first tenant turnover in a little less than 90 days. What checklists does everyone follow and what kind of tips & tricks do you all have for making this process as smooth as possible?

There's too much to write in one post. Short answer: do a pre-inspection so you know what to expect. Look for maintenance issues, get an idea of how they live and how much cleaning will be needed, explain the move-out process, and answer questions. If your state/lease allows it and the Tenants keep the rental nice, I recommend advertising during their last 30 days of occupancy so you can find a replacement tenant sooner. Be sure to build in at least one week vacancy to allow for cleaning and minor repairs. Do the final move-out inspection without the tenants present or they will try to distract you or argue with you. Know your law regarding charges, giving notice of charges, and refunds or charges.
