LBP disclosure mishap

 recently I’ve had some problems with a current renter of mine leading me to want to serve them an eviction notice of 30 days since their lease is month to month. I realized that I may have made a mistake on my LBP disclosure form when I initially had them sign the documents. I don’t want this to come back and bite me if they were to retaliate because I know how hefty the fines can be. I know there there is no signs of lead based paint in the apartment but I did not give them the pamphlet “how to protect your family from lead based paint”. You’ll notice that the “lessees acknowledgements” are left blank but it is still signed from the tenant at the bottom. 

my questions are.

1 is there anything wrong that I’ve done? 

2. Is there any way to fix this (ex. Get them to sign now or give them the pamphlet now

3 . Is it a good idea to evict this tenant when these are my circumstances?

You aren't evicting your tenant. You gave them a notice of termination, which means you aren't renewing or extending their lease for another month. Big difference.

Go forward with your process. Do better next time.
