Air filters as a benefit for tenants?

I'm exploring air filters for tenants, a friend mentioned it being a benefit with their lease. What do you think?

air filters is a must. a friend of mine had one of his AC units go down because the tenant didn't change the filter. An expensive fix that could've definitely been avoided
