Air filters as a benefit for tenants?

I'm exploring air filters for tenants, a friend mentioned it being a benefit with their lease. What do you think?

air filters is a must. a friend of mine had one of his AC units go down because the tenant didn't change the filter. An expensive fix that could've definitely been avoided

i have my tenants switch out their air filters 4 times a year at least

Changing filters regularly reduces maintenance by 35%. It's definitely worth the trouble. Find out which filters are best for your furnace, purchase a year's worth, write the installation date on each one so the tenant knows when to swap them, and inspect regularly to verify it's happening. Your lease should include a clause that the tenant is responsible for maintenance caused by a dirty filter.

@Bernie Margulies, perhaps you should be more specific. It sounds like some folks think you are talking about a filter that is routinely part of a forced air HVAC system.

When I read your post, I thought you were talking about a HEPA filter which goes beyond the filtration typically used in a forced air HVAC system.

This is a great look cost preventative maintenance thing

It also allows you to "inspect" your property periodically
