BP Con 2021 was a huge success for aherohome.org.

At BP Con 2021 there was an auction for folks to participate in exchange for the generous donations received  A hand full of BP members donated their time to the winning bidders.

Today I have the pleasure of the winning bidder flying into Portland Metro to spend a day and half with me going through all my development projects and take a deep dive into how we find them how we fund them and then how we execute.

We will start at our 90 home project in Canby Oregon call Ivy Ridge Estates its perfect timing as phase 2 plat recorded this last week we have 4 specs ( now pre solds) in the process of going vertical and we are moving dirt laying pipe etc on Phase 3 so we will get to walk through and really jump into all aspects of how to build a subdivision from buying it from the owner who has owned the property for 50 years  go through entitlements  arrange partnerships  arrange  horizontal loans then vertical loans and on to marketing. 

We will also go look at my next 2 projects one 150 lots that is in process and will take about 2 years more to go through entitlements we will do a deep dive into upfront due diligence and again how to structure a sale with the family / farmer that they will agree to.

Lastly we will visit 120 acre parcel that we have a Loooong term option on that sites right across the street from the Urban growth boundary and city limits and is within 2 miles of Intels 10 billion dollar fabs and all sorts of other industrial ( largest tech employment center in Oregon) and this one we will do a deep dive into how you set up these very long term Options that once the property comes into the city it will be a life changing event for the partners and how some of the partners have used their Roth IRA's to pay for their yearly option payments and ownership interest IE got into the deals before they were 30 and will end up with MILLIONS in tax free profit before retirement age their retirement is set without having to spend one day managing any type of real estate this parcel is dry farmed yearly for grass seed so don't even have to mow it and we get enough income to more than pay the property taxs but not the option payments.

The bottom line is BP Con and BP members put us over the top in raising funds for our home give away to a deserving first responder.

@Chris Clothier leads the A and D for us @Brian Burke was instrumental working with BP at the event @Tom Gimer makes sure our Non profit is in compliance @Brandon Hall watch's all the dollars that came in.  Special shout out to @jscott for Master of ceremonies @scott trench and BP team and of course @Mindy Jensen who has supported us from day one.

We are hopefully that this will not be the last home we give away again deeply appreciate all that donated and my partners in this en devour for making it a reality.

One more big shout-out goes to @Tarl Yarber, who co-MC'd the live charity auction at BPCON with @J Scott, and the other BP powerhouses that helped the auction run smoothly, like Matt Faircloth and Nate Robbins.  We raised over $100,000 in twenty minutes from generous BP members and we are so appreciative!
