Las Vegas Market Update – Quick Snapshot

Home values are moving up, and homes are selling faster each month:

🔹 Median Price
• Jan: $472,990
• Feb: $480,000
• Mar: $484,990

🔹 Average Days to Sell
• Jan: 40 days
• Feb: 33 days
• Mar: 26 days

🔹 Current Rates
• 30-Year Conventional: 6.40%
• 30-Year VA: 5.93%

🧠 Josh’s Comment of the Week: VA Assumables Not Worth It?
VA assumable loans still sound great on paper, but this issue now is the equity gap. That means bringing a large amount of cash upfront to cover the difference between the seller’s low loan balance and today’s price. In many cases, that cash may work harder through a rate buy-down, stronger negotiating position, or another investment altogether. Some assumable deals still make sense—but they’re not the easy win many think they are.
