π‘ The Vegas real estate market has been slower. Median residential home prices slipped from about $489K in August to $475K in September, and homes are sitting a bit longerβaround 29 days on average. Rents have also cooled off lately, which lines up with what Iβve been seeing out there.
Feels like the marketβs resetting as we head into the holidaysβmore inventory, slower activity, and buyers finally getting some more closing concessions.

The market here in Vegas is still pretty mixed, but Iβve noticed a shift lately. Even though the numbers show things slowing down, the past couple of weeks Iβve personally seen more showings and more homes actually selling. With rates dipping a bit, buyers have a nice little sweet spot right now to jump inβand it feels like some people are starting to take advantage of it.
