🏡 The Vegas real estate market has been slower. Median residential home prices slipped from about $489K in August to $475K in September, and homes are sitting a bit longer—around 29 days on average. Rents have also cooled off lately, which lines up with what I’ve been seeing out there.

Feels like the market’s resetting as we head into the holidays—more inventory, slower activity, and buyers finally getting some more closing concessions.

The market here in Vegas is still pretty mixed, but I’ve noticed a shift lately. Even though the numbers show things slowing down, the past couple of weeks I’ve personally seen more showings and more homes actually selling. With rates dipping a bit, buyers have a nice little sweet spot right now to jump in—and it feels like some people are starting to take advantage of it.

We’re seeing a real shift happening—even if the stats haven’t fully caught up. Sellers are dropping prices and offering full closing cost coverage just to stay competitive. Buyers are walking away with rate buydowns and some amazing deals right now.

🎆 Las Vegas Rings in 2025 with a Bang!

"America’s Party 2025" was a huge success! Fireworks lit up the Strip from nine hotels, with over 400,000 attendees celebrating peacefully. Cleanup crews worked overnight to remove 12 tons of trash and reopen the Boulevard.
