Every single one on their own MUST qualify. Protect yourself, don't let them sway you or try to convince you. Should they break up or have fits and want to leave, rent still MUST be paid. Hold your ground. Trust me, it's not worth it when people don't pay you. There are always better tenants out there. Good luck!

I can give you a scenario although it doesn't matter anyways... just shoot straight, but I will give you a scenario anyways...

"Hey neighbor, how are you doing".

Doing great, you?

Good.. hey what was that about, the guy telling you he would swing by my place?

What did you tell him?

Neighbor: "What guy?! No one came to me"..

And now you are a manipulating desperate LIAR.  This business is all about building trust, and you start off with a lie, ... your prospect will NEVERRRR trust you.

Nah..

If you are dealing with a motivated seller.. which most likely you won't, knocking on doors", you don't need to lie. 

My point is.. again... and the point I am trying to make..

WHY doorknocking?

See, I can tell you "Don't do it", but you have to take my word for it, or I can teach you the logic and reasoning why not to do it, and with the lesson learned here, you can use the new acquired knowledge and insight to actually pick the right strategy without you having to listen to other people that they themself have not got it figured out yet.

The BIGGEST mistake I see EVERYONE make here on BP.

Why door-knocking?


 Of course...only use that neighbor line if you actually talked to the neighbor. I would never ever advise to lie. Using a script is only as good as the delivery and the circumstances surrounding the situation ("anyone tell you I would be coming by, have you seen me around today, did you know if I was coming, etc). There are many ways to open a conversation. I believe Ismail is asking for an actionable/practical recommendation as he has clearly decided he wants to door knock. Hope this helps Ismail! Statistical data indicates that homes sold by owners (FSBO) tend to fetch lower prices compared to homes listed with real estate agents. In 2020, the National Association of Realtors (NAR) reported a median sale price of $260,000 for FSBO homes, whereas agent-assisted sales had a higher median sale price of $318,000. This price difference between FSBO and agent-assisted sales implies that opting for FSBO may result in missing out on potential earnings that could have outweighed the agent's commission.

I'd recommend an agent - being biased of course. But now that I am an agent and have helped many once-FSBOs I can see that value an agent provides and how much stress and confusion someone selling by themselves would take on for not that much benefit.

Sounds like a great start...especially here in Las Vegas. Let me ask...are you physically here and viewed the property? I work with many clients from afar before moving here wanting to buy a duplex, only to see it in person and completely change their mind once they understand the area, cliente base of tenants, etc. As long as you have done all of your research and comfortable living there as well, hats off to you! Finding a duplex that can also make numbers work (even slightly), is a big W. Congrats!

Have you reached out to the Nevada Home Assistance Program? Look up Nevada HAF - I just helped a client who was in forbearance and this will allow him to recover. They may offer something to help your situation out.

Highly recommend to never accept a sight unseen...I've tried this before only for the tenant to arrive and change their mind but first they tried to widdle down the rent. Absolutely NO! They wasted my time and money, but I learned my lesson.

Sounds like #2 is better. If #1's mom can cosign on the lease that way there is security against the tenant, you could have more confidence at that point.
