Seller meets Buyer

What do I do when my buyer wants to see the property I have under contract and the seller wants to be present also? How do I keep the sellers price and my price from coming up?

although I don't think it matters if a seller and buyer chat about my deal I still hold to the following rule.

Carry a big baseball bat and thump some a$$ if some jerk try's to steal your deal. I think we as a society have gotten way too soft about defending your right.
