How does one find investor friendly title companies

Hello everyone.  I am looking to find an investor friendly title company in the Kansas City, MO area.  Does anyone have recommendations?  Thank you in advance.

Call title companies in town and say that you have a deal you may be opening escrow on where you may end up assigning to a partner (make sure your contract says "and/or assignee" after your buyer name) and are they used to assignment scenarios? Some will say "yes", we do those all the time, some will say "No, we don't do those" and some will say they've never heard of it and maybe want more details, so you would tell them that your partner who may take over the deal will pay a bit more than the purchase price on the contract and you will get that extra amount as your fee for bringing them the deal.
