Remote Wholesaling

Hey all,

The market I'm currently in is quite competitive and I've been toying with the idea of doing remote wholesaling in a market that isn't as competitive. This will involve new marketing and learning a new market and building a news buyers list. Does anyone have advice or guidance on this issue? I'd like to target the twin cities of MN since that market looks as though it will be picking up within the year or so.

I suppose I'll chime in.
I'm closing "virtual wholesale deals" numbers 9 and 10 for the year next Friday in a market 1200 miles from where I live.
I can say unequivocally that it is not only possible, but a major part of my business. I'll also add that NOT on one deal have I done a 50/50 JV deal.
I paid a ground guy $2500 on my first deal this year which was a $10k double close.
I will also add that every deal I've sold so far was a listed MLS property.
So for everyone who says you can't virtually wholesale properties, and definitely can't do it with listed properties, I'd like to say that is a false assumption. By the way, I'm not the only one doing this. It's not a fluke and I have friends doing it as well in markets across these great United States.
