I do deals with very close friends that have known for years.

We put everything in writing so people don't "forget" what they agreed to.

Amnesia is rampant in any business deal when things go bad.

By not putting it in writing is setting yourself up for big headaches and loss.

Take the extra time to put together an agreement. You'll thank yourself later.

hey thanks but I'm not asking how to figure fees etc. I've done 20+ double closings this year. I'm asking a state specific question, and a Chicago question to be more exact. They have a lot of BS fees there. Was hoping to talk to a wholesaler who does deals there.

If I could assign the contract I would. I wholesale a lot of REO and obviously these contracts are not to be assigned, per bank requirements.

Hello, I'm hoping to talk to or get some feedback from some successful Chicago Wholesalers/Investors. Im really wanting to talk about back to back closings and the use of Attorneys in these states. Seems like a waste of money since they work with title companies anyway.

Ive been getting mixed messages from Realtors and need to talk to actual deal makers. Ive got properties under contract and obviously need to save money on closing costs, etc..

You would be surprised how many people either don't have the time, or the want to scour HUD or MLS for deals.
Just because you see no problem doing it doesn't make it reality.
I make a living doing this, when most people say or ask how it can be done.

Don't ever make the mistake if assuming that because you can do it, everyone else can and SHOULD be as well. It's a big mistake to think that way, and most people just don't get it. Now go flip some HUD!!

I think there is common misperception, and implied interpretation that wholesaling is just a place to start in real estate. That is hogwash.
REAL investors that are are worth their salt, understand that wholesaling is the foundation.
When you control a deal from the beginning, you are setting yourself up for whatever exit strategy you need to employ. This could be a quick flip to a buy and hold guy, a rehab for your self, or a hold property as well.
It's not easy , and yada yada yada, but it's no harder than anything else. Put your work in, learn your markets, JV or co-wholesale with another person to get going.
And whoever says you need a massive marketing budget, or you can't do consistent deals doesn't GET IT either. I don't care how seasoned they say they are.
Ill you, I've done 10 deals this year so far just in this one city with ZERO marketing dollars.
And that is just one city.
You have to be resourceful and creative. Don't listen to the masses. They are always wrong.
It may not happen your first month, or six months, but doesn't take years either.
There is no cheating, as to where you get your deals from. A deal is deal, as long as its ethical. PERIOD. Go find a deal. Buyers will be there.

Craigslist is awesome if used correctly. I've bought and sold great deals on CL and know guys that make their entire marketing budget FREE using Craigslist, FSBO.com etc.
