As Anson said, it's popular to talk about it, but where the rubber meets the road there are very few in each market actually putting in the work to do deals consistently.
If you you want to put in the work there is definitely room for you!

I slightly disagree with Ned on importance, however Ned does know his stuff.
I NEVER take title of a property in my own name whether it is for 5 minutes, 5 hours, 5 days, or 5 months. If you are wholesaling and possiy doing double closings I would have an entity formed to take title.
That being said, entity selection is a long subject with many opinions and many options.
I myself use an LLC Partnership for all my transactions. You may want to consult with a investor RE attorney and see what fits you.
As far as websites, I always would have a a website for wholesaling. I also have a different website for private owners. I don't co-mingle them. There are easy organic ways to show up on googles front page.
At the end of the day, good deals attract buyers. Go flip some houses!!

Inventory is very low and there is a lot of competition for sure.
But if you get houses they will sell!

Just did a 3 1/2 week rehab in Aurora. Under contract 1st day listed, full price all cash offer!
Denver is on fire!!
Just fighting over the houses sucks!

I have a Virtual Assistant, email classifieds initially as to save my sanity and walls from banging my head against them.
Also, I move my business to easier markets ;) almost forgot to mention that.

Basically revolves around doing deals in markets that lend them selves to your particular strategy. No need to do deals in your backyard when you can do them where they are easier and bang your head against the wall A LOT less.

I don't even wholesale where I live. 1200 miles away usually.
Blitz helps you to put those systems in place and market selection. About having your business work more for you than you do for it.

Works. Gotta outbid the time hut the method works.

Find a house you like an a seller that will carry the mortgage. They are the bank.
Obviously you would need to research this and see if this fits your risk/reward model.

I know guys that rarely if ever go to a bank for traditional financing.

Or don't go to a bank for your house and find an owner carry for 5-10 years. They are out there but a topic for another thread. ????
