I totally believe you David. When I first started in Ohio I had my Realtor call the MLS and he said they unlocked a whole bunch of searches and said they don't let everyone do it.
The only reason I do zips to start is when I go into a new market it helps me group where all the cash solds are. I plug it into Microsoft MapPoint which needs zip codes to do.
Works really well to get an overview of new markets. I'm wholesaling mainly in Columbus now but am going to get Cincinnati up and running again.
Maybe I'll play with it again, or is there a trick right off the bat you can share with me to direct me to that search?

With the excel export I couldn't get zip code either, just "area code" which is useless for me.

I tried messing with it....uh I mean my agent did...LOL
I have certain criteria I need exported in excel. Just couldn't get it to do it correctly.
I need SOLD comps with sale price, zip code, Sq footage, and a few other things all as a CSV but was very frustrating for me.

I couldn't find it either in Cincy. Not the most friendly. I think it's called Realist report but I couldn't get it to export all the criteria I wanted. Would love to figure it out

I never pay tax when I wholesale. I typically double close and what does show up as tax gets credited back to me on the other side of the transaction. NO TAX! Taxes suck ;)

If you don't have a contract signed with a buyer at sale time, you can still do an LLC assignment. Selling your interest in an LLC you own is not a crime nor is it fraud. I can do with my company what I wish at anytime.

As Sharon, said. Have a website to collect buyers and showcase your properties.
Have a website for motivated sellers as well.
I wholesale all over the country and don even start a new market without at least a simple website. Here is a simple clean website example I use for selling.

I suppose I'll chime in.
I'm closing "virtual wholesale deals" numbers 9 and 10 for the year next Friday in a market 1200 miles from where I live.
I can say unequivocally that it is not only possible, but a major part of my business. I'll also add that NOT on one deal have I done a 50/50 JV deal.
I paid a ground guy $2500 on my first deal this year which was a $10k double close.
I will also add that every deal I've sold so far was a listed MLS property.
So for everyone who says you can't virtually wholesale properties, and definitely can't do it with listed properties, I'd like to say that is a false assumption. By the way, I'm not the only one doing this. It's not a fluke and I have friends doing it as well in markets across these great United States.
Go flip a house!

The reason to wholesale out of your home market is because some markets lend them selves better to certain strategies, depending on inventory, supply and demand.
Ive wholesaled 10 properties this year and none in my home market.
Ill say it is possible. You have to get your systems in place and once they are you can move your wholesaling business where you want/need to. Keep reading, learning, and go flip some houses.

Yes I can sell a property I have under contract.
