I've done 8 double closings this year so far. Not hard to do.
Find the deal, find the buyer, have a good line if communication with your Title Company or Attorney. It's really very simple. Think of them as two separate transactions, which they are and coordinate them properly. No problema.

If you have equitable interest in a property (signed contracf and earnest money) you can legally market the property without being licensed.

The quickest way to make a paycheck, hands down, is to call all the local Wholesalers you can and ask if they will be willing to co-wholesale any of their deals. If they say yes, you can put their property under contract that still allows them to market it, but if you bring the buyer you get paid. That is the simple version. Look up and read more about it. Definitely the easiest way to get paid.

Nice job fellas. It feels good when you make forward progress toward your goals.
We are in a new Mid West market this year and its shaping up nicely.
We have closed 6 wholesale deals.
Just got two Duplexes under contract! These are cash cows. 46% NET ROI!
Also have a 19 package bulk deal closing hopefully this month.
Lastly, have a rehab getting ready to start in the hometown of Aurora, CO.
Hope the year just keeps building off of this positive momentum.
Who else is killing it??

The tenant has rights in that transaction.
If there is no lease I believe you can give 30 days notice unless the house is in foreclosure and they have no lease in which case they get a full 90 days if they want. (Double check that 30 day scenario, not 100% on that one)
If there is a lease, the tenant can live out the duration of the lease.
I always advertise these as Turn-key type rentals to my investor and try to find a buy and hold investor to purchase it. We've done numerous of these this year.

Cash on cash return 3-5 years max on the lower end. No risk and the house is paid off. The higher rents in expensive neighborhoods don't justify the 10-20 year cash on cash.
At least not for me. Not buying the low end for appreciation necessarily.
Low risk cash cows baby!!!
