How to find landlords for direct mailing

Hello,

I'm looking for advice for finding landlords with multiple properties, ideally those who are willing to consider seller financing, but I'll take whatever I can get. Is there anyone with experience doing this, or have advice for getting started?

It is usually pertinent to see what other ads the landlord runs.

To find landlords that are a good fit for your rental property, you should look at other listings that they have posted on their web page or their other advertising materials--basically anything they have up about themselves. If you can't determine by looking at those advertisements which ones would be a good fit for your interests, then you might want to send out a direct mailing asking them whether or not they offer any similar properties as yours and ask them to contact you if they do have something available.

I use Propstream, you have to pay but you could get a free trial. then use steps in this video,

to find the list of your properties. Filter by residential properties and select the multi type/s you want then include only free and clear. You will probably have to mail about 3000 to 5000 owners to find someone that wants to sell and will seller finance with terms that are reasonable.

List Source is the quickest and easiest method as you will get everything you need: address of non owner occupied property (based on property tax bill being sent to a different address than property, name of owner, and address of owner. You can sort the spreadsheet by owner name to find the owners who own multiple properties and then target them via Direct Mail or Cold Call.
