Tom Wilson visited our partner Steve Fithian in DFW, Texas and stopped by one of our multifamily value-add properties in Arlington, Melrose Duplexes.

Located in a class C neighborhood and with a property manager change mid-rehab, the value-add phase did take longer than projected, resulting in slower stabilization and distributions. However, we are happy to report that today, now that the rehab is completed and occupancy is at 100%, we are receiving offers that substantially exceed our projected 7-year exit in year 3!

In combination with Arlington experiencing high construction costs and low capitalization rates, we are happy to say that Melrose Duplexes will be one of many success stories!
