Investing in a Sellers Market is Hardwork

I started investing in Fresno way back in 2003 which means I started investing during one of the most outrageous sellers markets ever!!!

Get this there we people buying houses and relisting them the next day for 50K profit and it was working!!! Talk about a Sellers market as buyers just had to get some of that good stuff we call real estate.

Why do I bring this up? 

Simple, if you are starting now or active now you need to know that Investing in a Sellers Market is the hardest thing you will ever do as it is much easier to invest in a buyers market and a flat market when time is on your side.

I suggest the following based on my success in the last sellers market. Note I invested in the run up, hit the pause button when numbers got nuts and then went all in during the crash.

Job #1 - Get clear on what makes a good deal for you.  Is it yield, some cash flow # or something else and then never change it because you feel you have to.  In 2003 I needed a certain return on my money and I got 6 deals done during the run up before prices went nuts and I had to pause.

Job #2 - Don't be afraid to look elsewhere in your market if one niche isn't working.  For me this simple twist of fate turbo charged my investments as I went from only looking at single family homes to looking at small apartment buildings.

Job #3 - If the market wants to over pay let it. For me this meant selling (Exchanging) my first 6 properties for ridiculous prices and moving the equity into small apartment buildings which happened to shield us from the crash.

Investing during a Sellers market is hard but once you are successful in this part of the cycle all the other ones will be easy!!!
