Multifamily Investment In LA Moves East

A recent article posted July, 30th on Globe St. (link below) discusses how more investors are beginning to move to East LA out of the Westside submarkets. The prevalence of value add opportunities has created a valuable opportunity for investors to grow their equity quickly.

I've seen this myself as we move towards the tail end of the cycle. As prices have risen there are fewer opportunities to utilize conventional financing to create value - so we're having to search for 'value add' deals (deals with some deferred maintenance where rents are below market) that we can stabilize and put conventional financing on. The fact that the Westside is so picked over, it makes sense that investors are moving east.

I recently purchased a duplex on the Eastside using the same rationale.
