Portfolio of 20 Investment Homes - 20% Cash on Cash Return

I have a package of 20 investment homes that I am selling at the rock bottom price of $440,000.  Thats only $22k per house.  Each home needs approximately $3-$5k worth of rehab work done (Approximately $100k total).  However, the estimated After Rehab Value on this package is over $1.2 Million.

I have broken down the Estimated Yearly Rent, Estimated Yearly Taxes, Estimated Yearly Insurance Cost, and Property Management Fee.
