The Real Estate Secret!! Newbies, Do This & Never Be Broke Again!!

Hello Investors,

 

I see so many people out there running around chasing every guru who throws on a cheap suit and stands in the front of the room with their new "miracle pill" that will make you money over night.  

Newsflash!!  It probably wont happpen!  The reason why is because you are lazy! 

That's right, you don't want put in the work to build a "real" investing business that will last for years to come.

I get floods of emails all of the time about tax liens, deeds, wholesaling, lease options, etc. 

People ask because they know that I will give them an honest answer.  

 The last post I wrote here was how to buy land for less than $1,000.00 

Now I didn't realize that posts here go on my facebook page also. 

So I had a gentleman respond to my blog and ask what would he do with the land that can be bought with less than a grand.

I told him to sell it. 

People, if you are smashing traditional M.A.O. formulas, and picking up tax deed properties for pennies on the dollar (not dimes or quarters) do you really think that you would not be able to sell it??

I don't care how bad the market is supposed to be, if you have a great deal, a buyer is there ready to scoop it up (for cash). 

What I want you to remember is that these deals are free and clear. (No Mortgages)

Ok... Let me get into the title of this blog! (I digress)

From my experience, (I only speak from my experience) wholesaling combined with tax deed investing is the fastest way for a "beginner" to make money in real estate. 

Especially if you don't have any money. 

Why do I say this?  Simply because newbies can play around with a couple of hundred dollar investments as oppossed to a couple of hundred thousand dollar investments. 

Let's face it, I don't care whose course you read 12 times, you are still going to be scared to death when trying to make a deal with the biggest investment of a person's life.  (Ask me how I know)

This is why some many investors start off hot, then fizzle in real estate.

It's the fear factor that isn't there on a smaller deal (well, maybe a little fear) that you know doesn't have a mortgage on it. 

Hell, there isn't even a house on it. 

You don't have to worry about tenants moving out or not paying, and you don't have to worry about trying to pay the mortgage on a subject to deal that you cant find a qualified tenant for.

As a newbie, you can find a building lot in a great area that may have back taxes of $1000.00.  With the proper training, you can own this piece of property free and clear (No Mortgage) for a few hundred dollars.

 There is No Stress here, right??

Now here is the killer! 

The land that you just negotiated is worth $15,000!  Now you can take your wholesaling training and put it to work. 

Wholesaling is wholesaling! 

You just have a smaller product that doesn't have as much of a downside to it.  Stop trying to get the Grand Slam every time....learn to play small ball!!  Two doubles still brings in a run (doesn't it??)

You may ask where would you find the buyers to purchase your land.....This is the easy part....They are right there at the weekly tax deed auctions that are going on every week all across the country.

There are newbies and seasoned vets that will gladly pay you $2k, or $3K or more with cold, cold, cash!!!  Now just wash and repeat.  (It's simple, NOT easy)

Here's the Golden Nugget! 

The new buyer would get a quitclaim deed, NOT a tax deed!!! (BOOM!) 

That means that the deed is insurable, you don't even have to get a quiet title done! 

Now you simply pay the back taxes out of the money that the seller paid and pay off the old taxes.

Oh, bye the way!  did I mention that you can arrange to pay the deliquent owner off in installments spread out monthly or deferred until _____(what ever you agree on).

Now you get paid, the owner doesn't lose the property to the deed sale, the new buyer is happy. 

Trust me he or she is going to want you to find more great deals for them.

That's cool! 

IF your funds are still crazy low, advertise your services on Bigger Pockets, Facebook, Craigslist, Backpage, Ebay, and other cool places.

 

There are over 3300 counties in the USA that have million of tax liens.  that means they may sell at an auction on day soon.  

I can't share everything in one post, but I wanted to show you how wholesaling tax deeds is the absolute best way to make money in real estate for the broke newbie.

Don't worry, if you follow my system, you won't be broke much longer.
