How to find cash buyers when wholesaling houses

I always recommend starting with finding cash buyers when entering the wholesaling houses or starting out in business. Without a solid buyers list you will not be able to sell the deal and enter into a contract honestly and ethically unless you know without a doubt you have a buyer for the property. 

These are some of the best ways I have found in my experience to find cash buyers. 

Fist is networking at local REI meetups, masterminds, Facebook groups,Realtors, title companies, closing attorneys, property management companies, auctions, Craigslist, bandit signs, google search etc.

You can search real estate transactions in your tax database. Look for entities and individuals that have bought multiple properties. You may need to search by the address of the buyer as they may change their name or the name of the entity on each purchase.

You can also buy lists from companies like list source and subscribe to software that will show you who the cash buyers are. You can skip trace addresses with a service like datazap and call them up.

Just like any other aspect of the business you need to be consistent and have a system in place to maintain contact and the relationship with your buyers.
