

THE EXPLORATION OF WEEK 2
This blog which I mentioned last week is a compilation of the events, challenges and bumps in the road on the journey to becoming a successful wholesaler of houses. This is the in writing so as I look back I can say wow I actually did that, or how could I have been so uneducated about Real Estate of all things. As I was growing up this has been a subject I was always fascinated about. It was the dinner conversation every night and I think that could be another post for in the future. Hopefully this post will get more than seven comments.
My mom, I am very proud of, I look up to her and my dad very much. Mom was an agent so I always got my prospective of real estate from her point of view. She was number 1 in New Construction sales in the entire state of New Jersey. Also Mom won the Centurion award for Century 21 which is like an Emmy for Real Estate, year after year without fail. Then she became a manager of a C21 office did that for a while got her broker’s license, and now is a Liaison negotiator for a large property management firm in New City that has over 4,500 units in Manhattan alone. Bless her heart she jumps on a bus every weekday at about 5:30 am takes an hour and a half ride to Manhattan, walks about 9 blocks and is at work by 8am, works a full day and then does it all over again the next. My mother is going to be 65 this Month. She has been doing real estate now for over 20 + years. I get to see her and my dad this month for the first time in 3 years, I am extremely excited about that.
Why I feel this was an exploration week is this, whether you are doing wholesaling or any other form of anything there is never a complete point where you know everything. It will just never happen, we can all know enough to do transactions and make money but it is a constant education process of everyday, learning, focusing and redirecting toward every deal. Everything in this business does not happen by luck, although sometimes we would like it to.
Like the deal I am working on right now it didn’t seem that hard to get the property under contract and get an acceptance. What is, at least I feel is the hard part is “shopping my deal” getting an investor to see the vision I have for the property at a mutually agreed upon price, that truly creates a win- win situation for everybody. This is where I realize that everybody who has been there and done it comes into play; this business is not for the faint of heart. It is a true trooper who can make it in this business, one who I am becoming.
Building relationships is really easy for me to do and I will make that happen in no time I am convinced of that. Sometimes it is hard, but for me it is establishing bonds with investors that I think will compensate out for my lack of knowledge. I have learned over my extensive sales career that building relationships in life is your key to everything you want, if you channel your energies correctly.
My wife and I looked at a condo this past week too and it got into a bidding war, and we didn’t want to be involved in that. So we of course walked away. Just by a stroke of courage I sent my deal that I am working on over to a guy in Florida who I respect very much and is a wholesaler and does very well. I didn’t know this guy and didn’t think he was going to respond back to me about my deal. I have followed him over the internet. He actually called me and spoke to me about this business for about 45 minutes. Holly crap I was honored and I am making relationships even when I didn’t think I had a long shot in hell of this guy calling me or even responding to my email, Marc, what a great guy and a powerful ally to have as I am learning this business.
My mentor has been nothing but supportive and has been patient with me in asking so many questions it would make a person’s head spin. Always I can count on him giving me an honest answer and a kick in the butt with a spike of encouragement. It was asked in a previous comment how did I get should a good mentor? I asked. What does he want out of the deal? He wants a testimonial from me stating that he helped me when I need it. At this point in time I would even be willing to stand up on a stage and speak the world of this special individual. I value our relationship and can’t Thank God enough for him.
The story about my MOM is why I can’t tell her or my dad yet about me doing wholesaling until I have my first two to three deals done and checks in hand. I discussed this with my wife and we decided this would be good because then I will be secure enough in doing this that I know checks 4 - infinity and beyond will come. We are usually always our own toughest critics, and I am guilty of this one too. It seems we all start something whatever it is and tend to give up right when we are so close we can taste it. Then we give up. I will not give up and am determined to make a career out of wholesaling.
Marketing has been my mission this week and I am not stopping till I get this deal sold. So I have concentrated on this all week putting in some serious hours and making calls, sending emails, doing showings, making a video of the house and emailing that too. And of course negotiating I have two potential serious buyers.
The mistress this week has again been getting more time this week than the wife. My wife is starting to learn terms and is confident that, I will make this work and is more supportive than ever and starting to become proud. She said that “once I have a check, I will be more proud and I have to take a break for a couple of days”, leaving the mistress home of course. My time management is becoming better and we are starting to spend more time together.
All in all it has been a crazy week, learning exploring, marketing, and focusing on what is important. I have a goal to do 3-4 deals a month and getting it going quickly and I am determined to do it. We are shooting for more than 7 comments this time trying to break the previous record for this blog. Thank you for reading TAKE A SHOT and we will talk at ya soon.

Right now the bank is being difficult I did as you said John put the purchase in as an LLC, after inspection period I was going to put it in an LLC bank demanded I do it before I even have signed paperwork back from them. They say they have accepted on 8/26 and now they say they are going to cancel the deal if I didn't do the LLC. So I sent them over the the LLC pending status If they don't take that I am pulling out. I think its interesting that they didn't ask this in the beginning. I already have an offer on the table an until I have sign docs I am not giving them anymore.
