How Investing in a Small Town Can Provide You Great Returns

Normal 1581427235 How To Invest In Real Estate When Living In New York City 43

Maybe you are a little bit more familiar with Pryor in Oklahoma, more than majority of readers here, but most people can recognize it. If you're looking at Pryor, it's has to be tertiary, even below that it's probably sub tertiary. So Pryor is about rural area, 40 miles East of Tulsa, Oklahoma. And it's known for Rocklahoma, this huge concert they have every year out in the field. And then Alycia Osborne and a bunch of heavy metal guys where there this last time, but Pryor really doesn't have a lot, it's a small town. I think the copulation is like 20,000 people. But Google has put their data center there and they're bringing in I think 400 employees just for it.

And then there's also a place called Pryor Business Park, which is one of the largest business parks in the country, rural business parks in the country. There are several big, large fortune 500 companies. They are expanding, Google bought out the business park, it has an airport and a runway and they bought all that land up there and they're developing all around it, because they're building housing and all kinds of stuff for their employees. They are investing approximately two and a half billion dollars, they're putting in the infrastructure of that little town and serve everything's full. All the hotels are full, all the houses are being people leasing rooms out in our houses, all the apartments are full, because we wouldn't normally go to an area that small. This was a super great deal, but this one made a lot of sense just due to the future plans of Google and the growth and I know a lot of people say don't put all your money into one company that feeds the area, but there's so early on and ended there.

We have a three to five year exit plan on that deal. It was 4.2 million. We raised $1.6 million, actually we over raised, I think we got 2 million in and had to, it came in so quick we had to refund a lot or people their money back. So that was kind of a good problem to have. We got a agency lending on that 80% loan, 30 year, two years interest only. It provides a 13,5% overall return, 86% over five years.
