7 Brilliant Ways to Stage Your Rental Property in Today’s Market

No matter how impeccable your rental property looks on the outside, if your walkthrough with potential tenants leaves them feeling uninspired, you won’t get the lease signed. Staging your property between renters is a great way to boost its attractiveness. And you certainly don’t have to be Chip and Joanna Gaines to make it brilliantly welcoming and inviting. Check out these tips and ideas for stunning staging essentials to improve the likability and rentability of your rental property.

1. Great Staging Starts with a Clean Canvas

You can’t, as the old-timers say, “put lipstick on a pig.” If your property is dirty, carpet stained, and ripe with a stale odor, there’s no amount of staging brilliance that will prevent applicants from noticing. So, before you get creative with staging, make sure you’re working with a clean space, freshly polished, paint touched-up, and free of odors. Invest in the deep cleaning and replacements needed to fix the noticeable issues. Start with a fresh canvas, then stage for inviting aesthetics.

2. Soft, Non-Intrusive Colors

Even if the latest design trends tell you that canary yellow is a great wall color, don’t do it. Instead, stick with soft, neutral colors that can make a space feel clean and open. Whites, grays, and beiges are the best backdrops for staging because they’re easy to color-coordinate. These common colors allow renters to envision their own belongings fitting into a space, too. And as an added bonus, keeping touchup whites and beiges, instead of blush rose #7 or canary yellow, are easier on you as a landlord.

3. Each Room Serves a Purpose

When you’re staging your property, don’t feel obligated to go all out with furnishings and extras that only clutter a space. Instead, choose dominant spaces that serve a purpose, and look to incorporate elements that accentuate that purpose. For example, a small table in a kitchen area, with a vase of flowers, demonstrates a perfect place to settle down for a meal. An armchair in the living room invites people to sit and relax.

4. Little Touches with Big Staging Impact

Speaking of vases of flowers, look for small staging elements like them to make a big difference. Small coffee tables, a bookshelf, and fresh drapery are also great additions. Fruit bowls and cutting boards in the kitchen provide a “lived-in” feel in the most popular room in the space.

5. Welcome the Natural Light

Daylighting is the method of using and channeling natural light throughout a space. Keep the windows clear and pull up the blinds. Use mirrors to help redirect natural light into dark corners. And make sure wherever the light lands, there’s something functional or aesthetically pleasing. Your tenants’ eyes will follow light automatically, and you don’t want it to highlight a dusty surface or box of clutter.

6. Demonstrate Activities in Your Staging

Another staging trick involves creating activities in your spaces. Show new tenants what it’s like to live in your rental property, prompting them to envision themselves doing things. Patios with flowers and sitting chairs, your laptop and cup of coffee on the kitchen counter, or a book and blanket on a lounge chair all demonstrate activities that will inspire potential tenants.

7. Make Everything About the Entrance, Grand

First impressions matter – your entryway is no exception. Make the entrance fresh, well-lit, and welcoming. Rugs and mats, and coat racks are great additions to these spaces. Plants and potted flowers also bring life to an entryway.
