5 Ways to Get Better Images & Video of Your Property

How responsive are your online and marketing listings for your rental property? Do people comment and “heart” your images and walkthrough videos? If you’re not seeing much traction with your vacancy listings lately, take a look at the imagery you’re using.

If it’s been more than a while since you last took quality pictures and videos of your rental property, then it’s been too long. Today’s renters look for vibrant pictures, lifestyle-inspired videos, and stunning landscapes. Don’t worry. Photography chops aren’t necessary to pull off some great pics and videos. Today, we’ll share tips and insights to help you improve your camera and smartphone game, so you can start enticing tenants again.

1. Use Natural Light to Your Advantage

Whether you’re using a high-profile branded camera or your cell phone, the pictures you take are just going to be better in the right light. Avoid exterior shots of your rental property on gloomy overcast days. Instead, take advantage of the Tampa sun and natural light to highlight all the best features. And when you’re giving a walk-through tour of the interior, make sure the curtains are open. Natural light can flood a space with welcoming warmth. It will make tight spaces seem more open, too.

2. Focus on Property Amenities Renters Love

Stop posting pictures of vacant, bare bedrooms. Potential tenants know what bedrooms look like. Let them use their imagination on the boring details. Instead, use your camera to take pictures of what they really want to see – the modern kitchen, a cozy den, the sprawling patio, or the spacious backyard. If there’s an aspect of your rental property that’s truly unique or adds character, that’s what should be featured in your listings. And it’s those unique images and videos that will prove to be more effective in your marketing efforts.

3. Staging Matters

Don’t be lax about staging. And no, you don’t have to completely furnish a space to evoke an emotional response from your images. Start small with a bouquet of flowers on a brightly lit countertop, or arrange your laptop with a cup of coffee on a small table. Small touches can bring life to any image or walk-through video. And they’ll make your barren spaces look more inviting and livable.

4. Demonstrate Lifestyle, Not Fixtures

Try to avoid focusing your camera on “things” and instead look to capture lifestyles. You can list all the fixtures and branded amenities. But use your imagery to tell a lifestyle story that potential renters want to live. Patios can inspire thoughts of barbecues with friends and family. Cozy nooks welcome quiet reading with hot tea. Porch swings invite summer days with lemonade. Use your imaging and details to tell these stories and transform your vacant rental property into a warm and welcoming home.

5. Work with Professional Property Manager

If you feel like you’re struggling to get the right shots of your rental property, you can always turn the reins over to a professional.
