6 Summer Property Maintenance Tasks to Add to Your To-Do List

Most rental property owners schedule their property maintenance service calls for the spring and fall seasons. But there are plenty of summer tasks you can add to your to-do list. Some property preservation and condition improvements are best executed mid to late summer. Today, we’re sharing the summer maintenance efforts to consider right now.

1. Exterior Painting Improvements

When the Florida weather is balmy and more predictable, it’s a great time to schedule any exterior painting improvements. Bring in a contractor to spruce up any exterior trim. Or schedule the painters to come in and put a fresh coat on the entire exterior.

2. Roofing Repair or Replacements

Don’t wait until hurricane season to make roofing repairs. Instead, take the time this summer to schedule roofing contractors to come out for an inspection. Take care of any loose shingles now. And if need be, follow through with roof replacement.

3. Window Replacement

Summer maintenance tasks should also include window repairs or replacements. Your property might only have one or two windows that need your attention, with fresh caulking or glass replacement. But if all your rental property’s windows are aging, drafty, or leaking, summer is a great time to move forward with total replacements and upgrades.

4. Decks, Porches, and Fences

Take the time now to perform maintenance on any decks, porches, and fences. Board replacements, structural repairs, and fresh stains can go a long way to preserve the condition of these elements. And summer is the best time to make these exterior improvements.

5. Pools and Spas

While your rental property tenants are enjoying the pool or spa, summer is the best time to make any pool and spa repairs. Book your pool specialist for an inspection and make upgrades to liners, equipment, or surrounding areas. And if you had intentions of adding a pool or spa to your rental property, now’s the best time to schedule those installations.

6. Insulation Improvements

Consider bringing in a rental property inspector to help you identify any areas of concern with regard to your property’s insulation. Make improvements during the summer so you can ensure renters have a warm and cozy living space for the upcoming winter months.
