We all know that the internet is an interesting space often filled with too good-to-be-true deals on real estate. And that is exactly what they are: overpriced, overvalued and often not what you paid for. That is why finding deals through a commercial real estate broker (CRE broker) will give you a larger return on your investment.

A commercial real estate broker’s entire career revolves around finding excellent deals. These are the deals that don’t even make it on the market because a smart CRE broker already has a list of investors waiting to pounce on the lucrative piece of property. A smart CRE broker uses marketing as his strongest tool, often spending months and months of networking with clients, building relationships and earning enough trust to warrant a line of investors just waiting to pounce on the latest lucrative deal.

As an investor, your smartest move is placing your trust in more than one CRE broker. Go ahead…shop around. They don’t mind. In fact, CRE brokers expect this and typically amp up their efforts with you when they know you have a few other brokers at your disposal.

Funnily enough, a good way to search and find CRE brokers is on the internet. Sites such as LoopNet do a terrible job of locating deals but actually do a wonderful job locating CRE brokers. Take advantage of this site. It’s free and allows you to get the contact information of CRE brokers who have active listings on the site. More often than not, these brokers have even better listings that they keep for high-end trustworthy investors.

Doing your research and finding a good CRE broker prevents you from getting suckered into poor deals through glamorized listings on the internet. Take the time to find the right CRE broker for your investment needs and be confident. CRE brokers can sniff out a newbie in three seconds flat, so learn the lingo, pull your weight and watch your investments skyrocket.
