The best towns to invest in Middlesex County, NJ – Part Two

Given our growth, we have gotten familiar with what areas in New Jersey are investor friendly and what areas are not. We often get emails, DMs or phone calls asking, “what are the best towns to invest in Middlesex County?” “What about this neighborhood?” Well, now you can use this as a guide and when you are ready to buy, sell or hire a property manager for your residential rental property in Middlesex County you can reach out to us to help you make the transition smooth!

Today is Part Two of our guidance for Middlesex County

SOUTH MIDDLESEX COUNTY

Southern Middlesex County is larger, but outside of a few major rental markets, it’s not much of an investment property paradise in Central New Jersey. However, don’t get it twisted, Southern Middlesex County is home to the biggest rental juggernaut in the county!

Below are some of our favorite towns for property management and residential real estate investment properties in Northern Middlesex County:

NEW BRUNSWICK

New Brunswick is an amazing city to own rental property. With a population of 55,000+, two major hospitals, a major University in Rutgers University and a train line direct to NYC, it has a lot to offer. The city is littered with multi-family homes and nearly 3 out of 4 people in that town rent! In New Brunswick you need someone who really knows the area because property values and rental prices can change violently within a few blocks. Unfortunately, there is also high crime in parts of New Brunswick and some areas we simply won’t manage because the risks are too high. Don’t be scared off though, there is massive opportunity to own rental property here and we are currently the largest property management company in town!

SOUTH AMBOY

South Amboy has a lot of properties that need TLC but the potential is there and as a property management company that knows how to add value for our clients, those opportunities excite us. The town offers a cute downtown, access to NYC and is right near the water. There are also multi-family properties within walking distance of the downtown. It’s one of the smaller towns in Central New Jersey and the income is on the lower end but we find South Amboy to have a lot of properties that just need some polishing before they become gems.

OTHER TOWNS

Parts of Milltown and Sayreville are decent rental areas and you can pick your spots in South Brunswick and East Brunswick as well. North Brunswick is mainly residential but has a lot of garden apartments all over town. All the other towns do not have a lot of multi-family housing or rental properties in general. They’re towns where people buy homes or condos to live in, not rent out for cash flow.
