Investing in Mobile Home Parks & RV Facilities

Mobile home parks & RV facilities may not be the most glamorous of the types of commercial real estate investments available, but they can actually be very profitable with the right management. I am often surprised how many investors overlook the potential for profit in these types of properties. In my real estate courses, I teach my methods for investing in mobile home parks & RV facilities.

Mobile Home Parks

Mobile home parks, or trailer parks as they are better known in most areas, are a subdivision of plots designed to place mobile or manufactured homes. The actual home is owned by the tenant, and the park owner rents the plot of land that the home sits on. The arrangement is beneficial to the home owner as they are given access to utilities and amenities, which may include a community pool, playgrounds for children or picnic areas. Using the methods I teach in my real estate training, owning a mobile home park can be very profitable.

RV Facilities

RV facilities, or campgrounds, are different than mobile home parks in that the tenant actually only stays a few days or weeks for vacations or weekend getaways. An RV facility can offer sites with electric and running water, or can be primitive with no utilities at all. Sites can be set up for tent camping as well making the park even more attractive to vacationers.
