2 Simple Tips Every New Agent Would be Wise to Implement

Oh where do you get started?  I wish I had read more blogs when I was a new agent.  I just jumped in with my eyes closed and started knocking on doors.  Those days were tough and fun but I've learned so much along the way. After almost 20 years in the industry and my biggest year ever (Over 20 million is sold real estate!) It's time to give back.  

1. Keep Yourself Organized with a Good CRM

CRM stands for Customer Relationship Management.  It is an online tool that you can use kind of like a suped-up Roladex.  Put everyone's information into it.  Include your friends, family and any past or potential clients.  Get their names, birthdays, emails, phone numbers and address.  You can check out people's Facebook or Linkedin profiles and find a lot of that information if you don't have it.

Once inputed into your CRM you can start to organize them into categories.  With your CRM you should be able to tag people and make notes.  I have my sphere (core group of friends, family and acquaintances) set up on 3 month reminders.  Every day my reminders pop up new names and I call the people on my list or I send them a friendly text message.  Take people out to coffee, ask about their family, remind them that you are there for any of their real estate needs.  I have a "Mass email" list (which consists of almost anyone in my database) and they get an email from me twice a month with local market updates and useful local information.  Constantly reminding people that you are the local expert is the name of the game.  I do it all through my CRM. Once a year I send out a football calendar to all the crazy Seahawks fans in my database.  My CRM will easily spit out a csv file of addresses and names which I then upload to a label making website.  Easy peasy.  Within minutes my teenage daughters are peeling address labels and sticking them to my calendar for delivery.  People love it! 

There are tons of CRMs out there.  Find one that works for you and your budget.  Most agencies suck as Keller Williams offer their agents free CRM software.  Well, it might be ideal in the beginning, I suggest you eventually opt for your own personal CRM.  If you ever change agencies you cannot take their CRM with you.  I personally use LionDesk.  They cater specifically to real estate agents and they are affordable.  As of this writing, I pay about $25/month for mine.   I like that I can see who is opening my emails and which links they are clicking on.  If you use the code 2819 you will get 10% of your first year subscription.

It can take a lot of time and resources to build a website that will be seen on a Google search, but you don't need a website or SEO expertise to be seen on Google. 

When someone is searching for a local real estate agent, Google will pull up three local agents or brokers and feature them at the top of Google.  This is called the Google 3 pack.  This is a free organic search and you don't even need a website to show up there.  First go to google/business and search for your business.  If you don't see your business then you need to add it.  If you see your business then you need to claim it and start making some adjustments.  Click on the video above for some great tips on how to adjust your Google maps/business profile in order to get yourself into that 3 pack.
