Finding short sale leads

When searching for short sale leads, there are a plethora of sources that provide "hot" or "warm" response leads in which the distressed homeowner requested more information or indicated a desire to stave foreclosure or short sell their home. The common denominator for these short sale leads is that they are exorbitantly priced because the lead producers conducted all of the marketing work to produce the lead, be it from a TV or radio ad, internet landing pages, telemarketing or direct mail.
