  1. This is all great info! I agree, it is super important to make sure that there are never active infestations in any rental properties, as that can very quickly become a snowball that grows more quickly than it can be eliminated if left untreated.

    On newer properties I've found that quarterly treatments have been more than adequate, but we encourage our residents to schedule monthly treatments if they would like more than what is required in the lease agreement. So far we have not had any issues with those in the last 5-6 years or so we've been doing that.

    On older properties, especially those that have had historical pest problems (whether currently active or not), I typically have a termite treatment and initial pesticide treatment applied upon acquisition followed by monthly applications for the first twelve months in order to make sure that there is no chance of a lasting infestation.
