Transition, Momentum, and Opportunity — Summer 2025 Update
The last few months have been a season of transition and momentum—both personally and professionally. On a personal note, I’m preparing to retire from the Air Force after 20 years of service—my effective date is September 30th.
It’s a bittersweet milestone, but I’m excited for what’s ahead.
At the same time, I’ve been laser-focused on expanding REI Genius and managing our Eastbrook Portfolio in Montgomery, AL.

In July, I visited Montgomery to meet with our property management team and walk through three vacant units—all of which are now leased! Renovations are set to begin on the remaining four units, with the goal of 100% occupancy before the holidays.

Spotlight: Industrial Real Estate in Kansas City
Industrial real estate continues to attract investor interest thanks to strong tenant demand, historically low vacancy rates, and Kansas City’s position as one of the nation’s largest inland distribution hubs.
One property we’re tracking is located in Grandview, Missouri, just minutes from I-49, I-435, I-70, and I-35. The site offers 15,000+ square feet of warehouse and office space with value-add potential through targeted improvements and new leasing activity. Local market fundamentals remain healthy, with consistent rent growth and strong absorption from logistics, manufacturing, and distribution tenants.
About the Operator
This project is led by Dairius Kawewehi, an experienced real estate investor with a background spanning residential, commercial, and mixed-use properties. His track record includes:
- Value-add acquisitions
- Creative deal structuring
- Managing long-term triple-net leases
Beyond returns, Dairius is mission-driven, leveraging real estate to create community impact, including initiatives supporting youth aging out of foster care through housing and mentorship.
