

Cash Flowing Mid Term Rental In Clearwater Florida With 20% Down

I recently switched over my long-term rental to a midterm rental as the community is one of the few HOAs in the St. Petersburg - Clearwater area that allows monthly stays without tenant approval.
My two-bedroom townhouse would get around $1800 as a long-term rental and it is currently booked out until mid-April with an average of $3,500 a month booking on Airbnb and VRBO.
Another home in this complex was recently taken off the market and I wanted to break down the numbers for anyone interested in the midterm rental strategy as it will be back on the market soon.
It is very hard to find a decent home with a pool for under $450,000 and this townhouse is an updated three bed three bath within 20 minutes of Clearwater Beach with great walkability surrounded by parks along with a heated community pool.
The link to projected income and expenses is included for potential investors at the bottom. I estimated $4,100 a month in income and 2 months of vacancy a year at a purchase price of $300,000. I added an additional $10,000 in closing costs for the cost of furniture and I did not include a property management fee as midterm rentals are far more manageable than short-term rentals.
This is one of the few properties in the area that would cash flow over $500 a month considering costs like capital expenditures and repairs and you can adjust the management fees between 10% to 20% if you wish to see how it would cash flow with management.
