Bandon Dunes is the next Half Moon Bay, coastal luxury rentals boom

If 2023 taught investors anything, it's that the future of real estate is difficult to predict. Foresight is at the heart of real estate investing, being able to tell where the market is going or will go can be critical to profitable returns. 

One area that is not on many investors radar is the Oregon Coast. It's a bit remote, those that do not live on the Pacific, generally need a reason to get there. One reason at the top of many people's list is one of the top golf destinations and attractions on Earth, Bandon Dunes Golf Course. 

Comprised of several courses with more on the agenda, the classic and traditional style and terrain has attracted world class events, visitors and golfers from around the world with an ever increasing demand for tee times and accommodations. 

Selected because the climate and topography is the closest on the continental US to golf's homeland, Scotland, Bandon Dunes is a vision that has been brought to life over many decades. The developers have expanded the amenities and offerings repeatedly and recently completed construction on a state of the art facility to accommodate the year round caddies that are required to host every player.

The very local insight is that an old municipal airport was recently acquired and being expanded to accommodate executive private jets. 

The area and region this most reminds me of is that around Half Moon Bay south of San Francisco. Home to some of the finest golfing and scenery on the Pacific Ocean, but also some of the most expensive and in demand property to acquire. 

In Bandon, obtaining a licensable short term vacation rental luxury property is quite difficult as the city itself has restrictions on locate and density. There are generally at least one of two properties on the market at any moment that are eligible. The process can take anywhere from 1-6 months depending on the property and specific location. 

Bandon Dunes attracts golfers year-round and the local fishing and crabbing season also keep rentals actively booked. 

Obtaining a licensable short term rental in Bandon is doable, but takes a bit of persistence, patience and perseverance. All of which is likely to be a worthwhile investment as the area and demand expands.
